Time Home Buyer Advice
If you are new to the Long Island Real Estate market,
we recommend you start by visiting open-houses without being escorted by
a Long Island Real Estate agent.
Most large Long Island Real Estate companies advertise addresses
of weekend open-houses on their websites. No appointment is required to visit an open-house, so
you can come and go as you please.
Visiting open-houses will give you the opportunity to examine
homes where pressure by a sales person is at a minimum.
The internet is a great place to view the Long Island
Homes inventory from the comfort of your home. Sites such as MLSLI.com list all Long Island homes
that are for sale on MLS (Multiple Listing Service). Also, MLSLI provides the Listing
Agent contact information for each of the listed homes. We recommend that
you contact the listing agent directly when you want to view a home (more
on this elsewhere in this site).
Once you have visited many LI homes you will find out
that many homes are overpriced, in disrepair or poorly updated and you
may want to stay clear of them.
The true value of a Long Island Home is not the asking price; the
true value is determined on how much a person is willing to pay for the
home. On average people are
paying less today than they did 2 years ago for Long Island homes.
When you are ready to make an offer on a home that
meets your expectations in school district, location, amenities, etc, we suggest
that you be conservative with your offer. It is OK to make an offer 20% less than the asking
price to start the negotiations. The Real Estate agent is required to present all
offers to the seller.
The worst that could happen is the seller may say no
(and you can make another offer if you wish). The best that can happen is the seller may say
yes. And in most cases you
will receive a counter offer.
