Do I need a realtor to Sell my House?
Though not big fans of Real Estate Agents, our
experience has shown that listing your house with the right Long Island Real
Estate Agent will help facilitate a quicker sale than FSBO.
Who is the right Real Estate Agent to list my house?
If you are serious about selling your house, you
should list your property with a full time, well known, experienced,
successful Real Estate Agent in your town. You should not list the property through a
realtor that is not local, even if it’s a family member or friend. I’ve heard many complaints
by disgruntled home sellers about the “invisible realtor” when they hired
an out-of-town realtor to list their house.
Also all offers and appointments to view your home
(from another real estate agent) comes to you via the listing agent. Your listing agent must be
working for you 24 hours a day and contact you immediately if another
realtor makes a request to view the house or has an offer.
Successful Real estate agents become successful buy
selling houses. These
realtors know their town, have a good sales pitch and know how to
maneuver homebuyers to make decisions that will lead to the successful
sale of one of their homes.
Also, many homebuyers are wishy-washy, hesitant and
need that push to buy your house. That’s when the importance of a real estate
agent comes into play. A successful
Real Estate Agent (for 3% to 6% commission), uses all of their sales
experience, including follow-up calls, persuasiveness to convince someone
to pull the trigger and buy your home.
If the real estate agent can also convince the home
buyer to use the real estate agent’s preferred home inspector, lawyer and
Mortgage Company there will be little resistance on your path to
closing.
So FSBO is not the way to go?
Not necessarily.
If the house is in immaculate condition, has expensive upgrades,
contains no observable imperfections, was immaculately maintained and
priced correctly it will sell quickly. However this is not the majority of the homes,
even though many home sellers think they live in this type of home. As a Professional Engineer
Inspector, many home owners get upset at us for revealing defects that
the home owner did not know existed.
