Before you buy a Long Island Home, review this site.  Information provided on this site was obtained from over 20 years of meeting Long Island home buyers, Long Island home sellers, Long Island real estate agents and attorneys as part of evaluating and inspecting Long Island homes for potential buyers. 

 

Property Locations to Avoid

 

 

Buying a home on Long Island should have 2 purposes, shelter and investment.  One day you will be selling your property (or leaving it to your heirs) therefore the resale value of your house should be important.

 

If the resale value and the safety of the home inhabitants are important to you, then here is a list of Long Island home locations you may want to avoid:

 

·       House on a main road or a backyard adjacent to a main road.

·       House close to high-tension electrical wires.

·       House located adjacent to a sump.

 

Main Roads.   Houses on main roads are not desirable because main roads mean a lot of traffic and noise.  People with children mostly stay away from main roads because highly traffic roads are less forgiving to children.  Also the majority of people who buy Long Island homes expect quiet and country atmosphere in their backyard.  So continuous noise from main roads are not acceptable to most homebuyers. 

 

High-Tension Electrical Wires.    Though not scientifically proven, many experts proclaim that EMF (Electro-Magnetic-Field) that is produced by very high voltage wires cause cancer.  Since many people associate these wires with cancer, not many people are willing to put themselves and family members in harms way. Therefore properties located near these wires are a tough sell.

 

 

Sumps.   There are over 3000 sumps located in Long Island. Their purpose is to collect rainwater from road sewers that would otherwise cause flooding in the streets. Sumps are fenced-in eyesores, which contains a large ditch for water to collect. The problem with sumps can occur if water remains in the sumps for several weeks. This condition would be ideal for mosquitoes to breed and propagate.  With the recent concerns of diseases that are carried by mosquitoes, you may want to stay clear of Long Island homes located near to sumps.
